We had a somewhat complicated situation and property involving multiple family members and deferred maintenance. Activity around the home readying it for sale caught the attention of several interested buyers. We settled on a sale to Patrick, Jack, and the team at Cross Properties for several reasons. First, they are professional. They were very interested in the property, knew that we were fielding offers, and yet were patient and respectful with the elderly owners – unlike some other potential buyers. They provided a written contract within hours of our initial conversation- with minimal questions and no conditions related to property condition. No multiple phone calls, changing verbal offers, and delayed written offers that we experienced with another buyer. They have integrity. The offered price was reasonable and fair, avoiding unnecessary negotiation. They honored the original contract terms even after inspection revealed an unexpected deficiency requiring repair. They kept us informed throughout the transaction, inspection, and closing process. Finally, they have experience and resources. They know what they’re doing and have the ability to execute. There were no contingencies related to financing or other issues. And, very importantly, we avoided costly fees and commissions by selling to them “off-market”. Closing occurred on the contracted date. No drama and last-minute fire drills. I’ve been involved in multiple home buy-sale transactions personally and countless commercial real estate transactions professionally. I entered into this transaction with low expectations, anticipating “games” and a battle to protect our family’s interests. I’m happy to report- as I shared with Patrick and Jack- that I couldn’t have been more wrong. I understand that, along with buying homes as in our transaction, Cross Properties can also assist as an agent in buy and sale of property. I highly recommend these folks for whatever you are doing.
